Occupied staging: your home, your materials, our eye

Allison was living in her house while it was on the market, and pulling everything off that bookcase and figuring out where to store a piece of furniture that size wasn't something she had the bandwidth for in the middle of packing up the rest of her place — a decision plenty of our clients have faced in their own homes.

We laugh about this now, and share it with our clients on a regular basis, because it’s a perfect illustration of what an occupied staging consultation actually is at its best: a conversation, not a directive. You're going to hear our “pie in the sky”, professional advice for how to best present your home for sale, and you get to decide what's realistic for your life while you're still living it.

During our occupied staging consultations, we walk through your home with you, room by room, and give you specific recommendations — what to rearrange, what to pack away, and how to work with what you already have — we don't provide our own furniture for this service, but we're happy to point you toward what to borrow or buy. You keep living your life, and we help you see your existing home the way a buyer will.

This is, honestly, the harder version of staging to get exactly right, for the reason Allison’s own dining room proves. Some of what we suggest may not be realistic while you're still cooking dinner, storing winter coats, or keeping a house running for kids or pets. A good consultation should feel like a set of options, not a checklist — you take what works for your life right now and set aside what doesn't, assessing the trade-offs you’re making between optimal presentation and feasibility.

Vacant staging: a blank canvas, fully furnished

If your home is empty, staging looks completely different. There's no compromise between what photographs well and what you need for daily life, because nobody's living there. We bring in furniture and accessories from our warehouse and build a design meant to help buyers picture the space at its best — every room serving its most flattering possible purpose.

This is where our Essentials™ and Custom Staging programs come in, depending on the size and needs of the property. Vacant homes also tend to see the clearest before-and-after impact, since empty rooms are the ones that photograph flat and hard to read.

So which one is right for you?

If you've already moved out, or the property was never occupied to begin with, vacant staging is generally the stronger investment — it gives us full creative control and tends to produce the most dramatic transformation.

If you're still living in your home, an occupied consultation is worth doing early, ideally before you've started packing. The earlier you get that walk-through, the more time you have to address maintenance and upgrades, and the more of the advice is actually usable, rather than arriving after half your belongings are in boxes.

Either way, the goal is the same: helping your buyer walk in, or scroll through your listing, and feel something. How we get there just depends on whether you're still living there — bookcase and all.
