How Much Does Home Staging Cost in Boston?
Home staging has become a standard line item on the home sale checklist. Realtors want a real number to give their clients or plug into their expense sheet, and homeowners want a real number as they add up what it will cost to get their home ready to list. But staging pricing is genuinely hard to pin down, because it varies by vendor and by type.
There's actually a spectrum to home staging: prepping with your own materials, supplementing those materials with rented pieces, or fully emptying the property so a company can bring in everything. We focus on the first and third — for the middle option, we're happy to point you toward other vendors we trust. Here's how we’ve structured pricing for what we do.
Occupied staging consults: $250/hour
For occupied homes, we offer a standalone consultation covering the interior and exterior of your property. We provide detailed, room-by-room recommendations — furniture arrangement, paint, lighting, supplemental pieces, and more — so you can prepare your home for market on your own terms. With this service, we do not provide any Red Door materials, although we can recommend what items you may want to borrow or acquire to complete your look.
Essentials™: starting at $2,599
If your property is vacant and under 1,500 square feet, our Essentials™ program is the faster, more affordable route. It's a curated, modular staging package — you choose from three pre-designed furniture plans, add on rooms and features, and we install within about a week of booking. We've found this option works especially well for condos, smaller single-families, and rental turnovers where speed matters as much as style.
One thing worth knowing upfront: Essentials™ is a pre-designed product, not a custom one. You're choosing from set furniture plans rather than a fully bespoke design, and that trade-off is what keeps the price down and the lead time short. With Essentials™, ordering is easy via our online form, and you can renew week-to-week after the initial 4-week rental period to gain flexibility and control over your budget.
Custom Staging: starting at $3,475
For larger vacant properties, or listings where you want a fully tailored design pulled from our 10,000-square-foot warehouse, Custom Staging is the better fit. Pricing depends on the size of the property and which of our three Greater Boston service areas it falls into — homes closer to our Burlington warehouse cost a bit less than properties further out. Rentals are typically four or eight weeks, with twelve weeks or longer available by request for properties that need more time on the market. Renewals are provided in 4-week increments. Factors that influence Custom Staging pricing:
Square footage and room count — with more or larger rooms, we are installing more furniture, which increases the overall price.
Service area — our three Greater Boston zones are priced differently based on distance from our warehouse.
Contract duration — our lowest per-week pricing is with our 12-week contract, but many clients prefer the flexibility of our 4- and 8-week options
Access logistics — a walk-up on the fourth floor, or an elevator building, takes longer to install than a ground-floor ranch
Parking permits — for installs in Somerville, Cambridge and Boston the price to install and uninstall includes a $350 parking permit fee.
Considering the cost of staging
We understand that staging comes at a time during the sales preparation process when sellers have likely already absorbed many expenses. In an ideal sequence, we would like to get our staging estimate to clients months in advance, so the money can be allocated early to this important element of strategic marketing. A staging invoice can look like a big number on its own — but it's worth comparing to the real alternative: a home that sits on the market and eventually needs a price cut. A price drop is almost always a much bigger number than a staging invoice.
